The structures can look creative; the underwriting never is.

The discipline, borrowed from the kitchen, begins with mise en place — every number run, every contingency known, every responsibility clear before a deal reaches the table. Once prepared, the forces of a deal must be balanced: an owner's underwriting against the operator's P&L, leasing terms against construction realities, capital and infrastructure against brand and operations. The firm's job is to reconcile these, working each deal through a fine sieve — the tamis the name refers to — until what remains is sound and workable. Preparation, then refinement, applied until a deal comes together.

Landlord Representation

Making F&B and retail an asset to the building.

For institutional owners, independent developers, and hoteliers — on ground-up construction, redevelopment, or repositioning. The right F&B and retail program lifts an asset for a decade. We shape the program from the ground up: concept and tenancy strategy, feasibility and underwriting, anchor procurement, RFP design, and the sourcing and vetting of operators. Whether new construction, mixed-use, street retail, amenity, or hotel, the goal is not just a signed tenant, but the right one, in the right place, unlocking the full potential of the space. And when a straight lease won't do, the firm structures the alternative — management agreements, joint ventures, and hybrid deals.

▾
Represented Hines at 7 Bryant Park, securing Union Square Hospitality Group as the anchor restaurant tenant for the building. When the building was sold after the deal completed, the restaurant did not open, and a buyout was negotiated to resolve the position.

Handled the assignment of lease for USHG's Tabla Restaurant, at the base of the Clocktower Building — valued the leasehold and assets to determine value. A complicated deal: a sharing agreement covering all the mechanicals had to be negotiated with the owners of the 11 Madison Park restaurant.

For funded emerging brands and established restaurant and retail groups — entering New York or pursuing larger, more complex locations. We lead the search for the right location and the right deal to occupy it: market-entry strategy, site selection built on brand DNA rather than availability, competitive analysis, and a hard look at whether the space can physically support the concept before a lease is ever signed. Then we negotiate the terms that sustain the operating model — rent, delivery conditions, tenant allowance, abatements, percentage sharing, work letters, and the business points that surface long after signing. We know these deals from the operator's side, so we negotiate for the day you open your doors, not just the day the lease is signed. And when a straight lease won't do, the firm structures the alternative — management agreements, joint ventures, and hybrid deals.

Represented chef Gabriel Kreuther on his roughly 14,000 SF restaurant at the Grace Building — an exceptionally complex deal in a historic landmark building. The former bank space required entirely new restaurant infrastructure, including a vent that meant removing thirteen stories of limestone. The structure was equally creative: a portion of the tenant's buildout was secured by the landlord through a guaranteed note structured as additional rent.

Advisory and consulting is for owners and operators whose projects need more than a transaction. The work is physical and operational: sitting with architects, designers, MEP engineers, and development teams to optimize floorplans, work letters, operational efficiency, and market mix — the decisions made long before a lease that determine whether a space can perform. It also spans feasibility studies, concept and program strategy, operator sourcing and evaluation, and the repositioning of underperforming space. Complex projects demand more expertise than any one broker carries, so rather than the overhead of a large platform, the firm assembles a bespoke team around each engagement — specialists in finance, design, construction, and operations, engaged when the work calls for them — and stays accountable for how the pieces come together, from the first conversation to opening day.

When ownership's preferred operator failed to meet the established criteria, the firm flagged it, secured approval to reopen the search, and identified a qualified replacement.
